St Julians Farm Road
A tired and neglected Victorian house was brought back to life after being owned by the same family for 40 years.
This beautiful property, situated on one of West Norwood’s prime roads, had a very large garden and enormous potential. Luxdon decided to create a capacious kitchen /dining area opening straight onto the large south facing garden via an architecturally-interesting steel rear and side extension complete with underfloor heating.
The handmade kitchen was carefully crafted by a small company in Sussex and was complimented by bespoke copper pipe shelving and a ‘secret bookcase’ concealing a children’s den area designed by our expert joiner.
The property was stripped back to its original skin, insulated, re-plastered, sound proofed and updated with the most energy-efficient heating and kitchen appliances.
The property went to best and final bids as the agent had various interested purchasers.
Downton Avenue
A beautiful period property in a Streatham Hill conservation area with spectacular views over South London was in need of some TLC. Luxdon acquired the property which was split into 2 flats already, planning permission was granted to add a further one bed unit.
Over a 5 month period Luxdon set about to create 3 spacious and beautifully designed properties, we exposed the original bricks in some rooms to create feature walls, renovated the exterior of the property and used the ‘turreted’ bay windows to full affect in all units.
The flats were fitted with herringbone wood flooring, bespoke kitchens and bathrooms, designer lighting and new double glazed sash windows throughout. We tried some different design detailing in these flats and are very pleased with how they have turned out. We set out to create three unique properties which catered for buyers who want something a bit different, the feedback we received from buyers was very positive.
Hardwicks Square
A ten year old apartment needed to be brought up to date, Luxdon stepped in and fully refurbished the space, we added elements of design through lighting, colour and bespoke tiling. A small project but one that shows off our talent for creative vision and remodelling.
Joint Ventures
Luxdon approached the owner of two flats in West Norwood being sold through an agent. Marcus and Dan spotted the properties’ potential and suggested a joint venture. The owner agreed to the proposed terms and retained ownership throughout the project whilst Luxdon paid for and carried out the work in its entirety, to a high standard.
The properties were completed within 4 months, went under offer on first viewings and the owner received 15% above market value of the properties.
